WHAT IS THE PROCESS OF DESIGNING AND BUILDING A NEW HOME ON THE CENTRAL COAST?

Our residential design process typically includes:

1. Initial Consultation

Understanding your vision, lifestyle, site and goals – the brief.

2. Concept Design

Explore design directions to unlock your site's design potential and respond to your brief – providing plans and 3D perspectives to communicate the big ideas.

3. Design Development

Refining layouts, materials and architectural expression.

4. Council Application

Preparation of documentation for Council or Certifier (if CDC permissible) and liaison with consultants.

5. Construction Documentation & Interior Design (if required)

Detailed documentation enabling builders to accurately price and construct the home.

6. Construction:  Builder Pricing / Awarding Contract / Builder Construction

Providing ongoing architectural input throughout these construction stages.

HOW LONG DOES IT TAKE TO DESIGN AND BUILD A HOME ON THE CENTRAL COAST?

This time will vary depending on several factors: project scope, architect availability, client decisiveness / response time, council / neighbours, builder and the weather.

1. Initial Consultation

Usually can occur within 1-2 weeks.

2. Concept Design

In general, we allow 6-8 weeks for an initial concept to be presented.

3. Design Development

Generally, we allow anywhere from 2-12 weeks (highly dependent on client feedback)

4a. Council Application

Generally, we allow 6-8 weeks to prepare architectural documents for council (or certifier if CDC is permissible). The variable here tends to be consultants delivering reports on time. We have a solid team of consultants we use regularly to maximise reliability.

4b. Council Assessment

Council assessment time at Central Coast Council will vary depending on the project, compliance, neighbours and how busy the council are at the time, below is a guide:

  • Straightforward compliant dwelling: 8-12 weeks

  • Typical architect-designed custom home: 10-16 weeks

  • Complex/sloping/coastal/heritage/BAL/heavily objected application: 16-32 weeks+

5a. Construction Documentation: Architecturals

Generally, we allow 6-8 weeks for architectural Construction Documentation and the processing of a Construction Certificate ‘CC’ by a certifier.

The architect is particularly reliant on the structural engineer in particular to produce their engineering design in a timely manner so it can be adopted into the architectural design, so it’s essential to have an engineer who delivers. We work with reputable engineers to achieve this and give them a friendly 'nudge' along the way.

5b. Construction Documentation: Interior Design (if required)

This can occur at a similar time to the architectural construction documentation and if so may extend the time around 2-4 weeks, OR

can occur once the build has commenced in which case it doesn’t slow down the overall timeline - this process normally takes 6-8 weeks whilst the build is running (early part of the build i.e site preparation, pouring footings etc)

6a. Builder Pricing

We find it generally takes 3-4 weeks for a builder to price, then 1-2 weeks for us or the owner to assess the quotes and go back with any clarification (if required).

Adding more builders to this pricing process, say 3 builders, gives a spread of costs but can take more time to liaise and compare before selecting the successful builder and signing a contract.

6b. Builder Construction

Below is a guide to construction timeframes, but will vary depending on the exact project scope, site parameters, builder & trade availability etc.

  • Straightforward dwelling: 9-12 months

  • Typical architect-designed custom home: 12-18 months

  • Complex/sloping/coastal/heritage/BAL home: 15-24 months

We find most of our clients are in their renovation or new home somewhere between 1.5 – 3yrs from the day they engage us.

HOW MUCH DOES AN ARCHITECT COST ON THE CENTRAL COAST?

Every project is unique.

Our architectural fees depend on project size, complexity and the services required. We prepare a tailored fee proposal after finding out more about your project.

We don't quote on a percentage of the build price, however we have come to find that our fees generally represent somewhere between 4-6% of the construction cost (or 2-3% of total project cost, when including land) depending on the complexity of the project and our level of involvement.

HOW MUCH DOES AN ARCHITECTURALLY DESIGNED HOME COST TO BUILD ON THE CENTRAL COAST?

Current feedback (as of 2026) from Central Coast based builders has architecturally designed homes generally costing from $7-12k per square metre. Generally a 4-6 bed home will fall somewhere between 250 - 500 sqm in size.

As the design progresses from Concept to DA to Construction we recommend having regular input from a builder / quantity surveyor to provide costing guidance along the way, then a final pricing when full construction documents are available.

Many factors affect build price – the site (flat vs sloping), the materials (lightweight framed vs masonry / concrete), the complexity (single level and square vs multi-level with angles and curves), the builder (small operation with low overheads vs big operation with large overheads).

Yes.

As an expert Architect in Central Coast region we regularly prepare Development Applications for Central Coast Council and understand the requirements of their planning guidelines  (SEPP, LEP, DCP, coastal planning controls) along with their assessment / approval processes.

 

We coordinate with local expert consultants throughout the process and have a solid network of fellow professionals to assist in the process.

Yes, we commonly work with homes in varying levels of bush fire attack levels or ‘BAL’.

We have worked on several high BAL-40 and BAL-FZ properties and have a solid network of bushfire consultants and bushfire product suppliers.
