VELOCE  | POINT FREDERICK

Set on the waterfront at Point Frederick, this substantial renovation transforms an existing residence into a layered and sculptural expression of contemporary coastal living.

The original structure has been carefully reworked and unified through a restrained palette of vertical cladding, natural stone, and soft concrete forms—establishing a calm, enduring presence within the streetscape.

A filtered entry sequence transitions from solid to light, revealing interiors that have been re-planned to enhance the feeling of space, natural light, and connection to the water beyond.

To the rear, the home opens dramatically to its waterfront setting. A series of cascading terraces step with the natural fall of the site, creating distinct yet connected outdoor zones for living, entertaining, and retreat.

Deep overhangs and layered roof forms provide shelter and scale, while expansive glazing and glass balustrades maintain uninterrupted water views.

Material continuity between architecture and landscape reinforces a cohesive experience - stone walls anchor the home to the site, while soft planting and articulated levels dissolve the boundary between built form and nature.

This project is a careful transformation rather than a reinvention - demonstrating how considered architectural intervention can elevate an existing dwelling into a timeless, site-responsive waterfront home.
